It is a known fact that, you can insure the content or items in your house, which is owned by you although you have let it out on rent. You can only insure the contents that you own, you can’t insure your tenants contents. Tenants need to purchase a separate insurance policy if they wish to safeguard their own contents.

The advantage of choosing this policy is that it is specially tailored to meet the requirements of the modern day landlord. With many new property owners choosing to invest in newly built flats and apartments, it is a widespread occurrence for the buildings insurance to already be arranged within the monthly service charge you pay as the property’s leaseholder.

What can you do now with the help of an online landlord property content insurance uk?

Get your insurance quote tailored to meet your needs

You can now purchase your insurance online

Compare quotes online from a range of UK insurance providers and choose the best

Have a faxless insurance procedure

Waste no time, get your insurance documents electronically

If you have any questions about your quote and the type of insurance you need, call up a toll free number to talk to insurance specialists.

It’s vital to know that you have to be prepared to cover your property under different insurance. Other than, landlord’s property content insurance, one should be aware of the other insurance covers on the property such as building insurance, landlord liability and employers liability cover.

If a content insurance protects all items in the house, building insurance insures the property against the damage such as fire and other natural calamity.

Landlord liability: If you have rented out a property, as a landlord you should ensure the safety of your tenant residing in that house. If a tenant injures or hurts himself due to some fault in your building such as no proper electricity grounding, or walls or roof under bad condition, or nay thing else which may be dangerous in your property, then, they can claim against you. This amount will be paid from the landlord liability cover. Therefore it is important to have this cover.

Employer’s liability: On the other hand, employers liability cover, will insure those who are employed by you at your property. This insurance policy will cover any injury inflicted on a person who works for you, in your property. An employer will be liable to the claim the injured person makes.

BEING STREET SMART

___________________

Sy Harding

GOOD NEWS – CONDITIONS RESEMBLE 1973-74! December 5, 2008.

The recession of 1974-75 was the worst since the 1930’s Great Depression. The 1973-74 bear market in anticipation of that recession was the worst bear market since that of the 1929-32 bear market (which led to the Great Depression). The mid-1970’s were indeed a miserable period.

So how can it be good news that the prospects for the current recession, and the current bear market, resemble those of that period?

Because there are an increasing number of pundits predicting this economy is headed down into a second Great Depression, and that the current bear market will need to be as severe as that of 1929-32 (a decline of 90% by the Dow) in order to factor in that disaster.

But that is highly unlikely, and I’ll tell you why.

In my 1999 book Riding the Bear – How to Prosper in the Coming Bear Market, I did compare the 1999 market bubble, particularly in the Nasdaq, to the 1929 market bubble, and predicted the subsequent bear market (which turned out to be the 2000-2002 bear) would be the worst since that of 1929-32.

I made that comparison that time because the market of the 1990s had been so similar to that of the 1920s. Both had been preceded by a record bull market lasting almost 10 years, during which, without periodic corrections to relieve them, the excesses of stock overvaluations and investor euphoria had gotten wildly out of control.Â

In both eras the thought that it was ‘a new era’, in which bear markets were a thing of the past, was inspired by a historical technological breakthrough that made such thinking seem reasonable. In the 1920s it was the introduction of electricity into homes and factories. That made for significant increases in factory and office productivity, resulting in thousands of new products being introduced, and exciting new start-up companies to produce them. Â

In the 1990s it had been the introduction of powerful and inexpensive computers, automation products, and the Internet. That also made for significant increases in factory and office productivity, resulting in thousands of new products and services being introduced, and exciting new start-up companies to produce them.Â

So in both eras the thought followed that the growth of new products and companies would continue unabated, and the prices of their stocks would just keep climbing for decades.

However, in each era the stock bubbles broke. In the 1929-32 bear market the Dow lost 90% of its value. In the 2000-2002 bear the Nasdaq lost 78% of its value.

The current bear market cannot be compared to either. Stock prices were certainly not in a bubble at the bull market top last October. It was the economy that was headed for trouble, the result of the bursting of the housing bubble, and the stock market rolled over into the current bear market in anticipation of a recession.

So the current bear market can more accurately be compared to previous bear markets that took place in anticipation of recessions, not to the two bear-markets that were related to stock market bubbles.

I believe it can be compared particularly to the period of 1973-75, when the worst recession since the 1930’s Great Depression took place.

At that time there was also a world-wide shortage of oil.

There was a war in the middle east (the Yom Kippur War between Israel and Egypt/Syria).

There was the Arab oil embargo, which quadrupled the price of oil and gasoline to record levels, causing despair among consumers and businesses, not only due to the quadrupled prices, but because vehicles had to wait in long lines at gas stations for limited rations of gas.

The spiked up price of oil, combined with other problems, sank the economy into its worst recession since the Great Depression.

A previously popular president (Nixon) had fallen sharply out of favor, and was pre-occupied with his own problems (Watergate scandal), not much interested in the economy, and made a number of blunders, including instituting wage and price controls.

Consumer and investor confidence reached extreme lows.

The media was full of gloom and doom. The consensus expectation was that the economy was definitely on its way into a second Great Depression.

It wasn’t a credit crunch that made it extremely difficult for businesses and consumers to pay their bills or get mortgages, resulting in spiraling foreclosures and bankruptcies. It was inflation, which spiraled wildly out of control, reaching 14% a year, interest and mortgage rates soaring to15%. It became an ugly period of ’stagflation’, when jobs were being lost in large numbers yet prices of everything were soaring, significantly affecting the ability of consumers to meet living expenses.

Meanwhile, until 1979, when Paul Volcker was named Chairman of the Federal Reserve, no policy makers were making any effort to halt the out-of-control inflation spiral.

However, by then, 1979, the stock market, always looking ahead, had already ended the 1973-74 bear market, surging up 73% from its November low in 1974 to its high in 1976.

That the current bear market may be factoring in a recession as severe as that of the mid 1970’s is not necessarily a reason for investors to despair now. (The time for that was at the year-ago top).

In factoring in the 1974-75 recession, the Dow declined 45.1% in the 1973-74 bear market, the worst bear market since the 1929-32 crash, and the next bull market began when fear and despair were at their most extreme.

The Dow was recently down 46.6% at its November low, the S&P 500 down 52.9%. And we’re all aware of the level of fear and despair.

Time to buy?

Hand tools serve a variety of functions. It comes in a multiple of sizes and shapes. Virtually, every kind of tool can be a hand tool. This is although many people have assumed them as power tools. Several hand tools cannot be safely or easily converted into power tools. This is specifically for the chisel while others have the saw and hammer.

A multi-tool is a hand tool that incorporates some tools into a single portable device. Artisans in manual operation handle the following:
•	Sawing
•	Chopping
•	Forging
•	Chiseling
•	Filing

Hand tools are easy and safe to use. This is why many workers are still using them. In some cases, hand tools are faster than machines. Many hand tools are automatic and are generally powered by electricity. Always remember to clean your hand tools before and after using it. This is to avoid making it rusty and dull. In order to remove the tar and similar substances, clean them with turpentine or other material spirit. After cleaning, dry the tool and apply some light machine oil.

Different types of hand tools

•	Screwdriver – This type of hand tool is used by loosening or tightening a screw. This is done by the aid of the tip of the screwdriver. It comes in different types and sizes and some of which are flared and slotted.

•	Sander – This is used for smoothing out wooden products. There four types of sanders such as the air sander, sheet sander, orbital sander and the bench sander.

•	Spanner – The spanner is a hand tool used to loosen and tighten the bolts and nuts. It has different varieties such as open-ended C spanner, offset ring spanner, ring spanner, adjustable spanner, tap spanner, box spanner, and split ring spanner.

•	Wrench – This hand tool is used for gripping the fasteners that are loosened or tightened through the jaws of the wrench. The types of wrenches include the pipe wrench, torque wrench, footprint wrench and the strap wrench, along with the mole wrench and the stilton wrench.

•	Clamps – These tools are used for holding instruments throughout processes like woodworking, carpentry and so on. Like any other hand tool, it has different types such as the G clamps, power clamps, pipe clamps, web clamps, action clamps, mitre clamps and much more.

•	Hammer – It is used for the striking force in order to break or to deform an object. The types of hammer include the claw hammer, power hammer, sledge hammer as well as the bell pein, cross pein pin hammer and much more.

•	Saw- This is a hand tool that is more commonly used by carpenters in order to finish their work efficiently. Saws also have different varieties which are for different purposes such as plywood saws, Ryoba saw, utility saw, azebiki saw and much more

Tips for buying different hand tools
•	Buy the best hand tool that you can afford.
•	Buy some versions or sizes of the same tools to ensure you have the right hand tools for your right job.
•	Use a hand tool for the work it was manufactured for its performance.
•	Make sure that the handles are fixed firmly onto the tool-working end.
•	Plan your job before you start buying hand tools.
•	Verify all the types of hand tools and compare its features.

At the time of urgent financial needs when short term expenses have to be paid off on time, same day cash loans can be easily applied. Whenever facing shortage of resources to tackle unplanned and short term expenses same day loans are best option to depend on.

You can easily advance anything from £100 to £1500 through same day cash loans. The amount is extended for a period of 2-4 weeks and has to be repaid when your salary arrives.

You are not obligated to use the amount for specific purposes. With the help of same day loans you can waive off sudden and unplanned expenses like electricity bills, medical bills, college fee, car repair cost and library fee etc.

Tall claims about DIY(Do It Yourself) energy products have kept me amused and appalled for several months now. Just take a look at following claim and you’ll understand:

“A Long Kept Secret For Generating Free Electricity is Finally On The Open, And You’ll Never Have To Pay A Single Dime to the Power Company”

How on earth can someone generate free energy? This is against the first law of thermodynamics that is “energy cannot be created or destroyed, only modified in form.” So, the promoter of aforesaid energy product is claiming something considered impractical as per known physical laws.

One more product that made such claim states:

“A rarely known device, which will create zero point absolutely free energy, and could fully eliminate your power bill for life!”

Regardless of being a science student, I’m not sure what these marketers are referring to and am sure that these products are nothing but scams.

So when I saw Earth4Energy site, I was extremely doubtful. With already lost trust in DIY energy products, I considered Earth4Energy to be just like the two products mentioned above.

I promised myself to devote just 5 minutes on their site.

The first difference I noticed is that Earth4Energy offers a simple guide to build your own solar panels. “So they are not selling any free power product at least,” was my thought.

I’ve seen many other guides on solar energy and I had comparable figures to compare with Earth4Energy plans. See for yourself what I found about Earth4Energy.

Can I build solar panels with Earth4Energy guide?

Yes it is but only if you have some fundamental skills. Let’s put it this way: If you can pull together IKEA furniture of your own, you can build the solar panel comfortably. Otherwise, you’d require a little more time than usual but it is doable. Earth4Energy has divided their guide in 6 parts which helps to keep the process simple.

Can I build a working solar panel for about $100 as Earth4Energy claims?

You would not probably make your first solar panel for less than $100. I asked a friend to do some calculations as per Earth4Energy guide and come up with a minimum cost and time to build my first solar panel. See what he came up with.

So it’s not going to be $100, but about $140.00.

Time estimate that he came up with was 2-3 days for an experienced person and (4-5 days for a complete newbie. Not bad!

So, now I am sure that Earth4Energy is not a scam. I found that they provide many good books “The Solar Calculator,” “How To Install and Mount Solar Panels,” and also a guide to calculate your “Solar Tax Credits And Rebates.” “Electrical wiring plans” are also part of the package.

Earth4Energy bundle also includes very helpful stepwise video instructions (with on-screen captions) hand-holding you from beginning to end in making your own solar panel. Another bunch of videos that is included in the bundle guides about the solar power in detail.

Additionally, Earth4Energy also includes a free guide to make your own home made wind turbine. This is a nice addition and would guide you in creating a backup to solar energy for those cloudy, windy times.

Is Earth4Energy worth spending my money on?

At $246.00, it is prohibitively expensive and not worth the money. But, they have a promotion running at present where one can get Earth4Energy for a discounted price of $49.97. For this price, it is really advised to go for this amazing product and enjoy your free electricity for years to come.

Vishwas

Payday loans are small and short term loans which are used for meeting urgent needs of the borrowers. These loans are designed keeping in mind the next or upcoming payday of the borrower. For this reason they are well-known as payday loans.

These payday or cash loans help the borrowers to tackle their unwanted needs which have arisen in the mid of month. The best part of these loans is that they do not require any sort credit check or any valuable collateral against the loan amount. As a matter of fact, these types of loans are based on the monthly income or employment of the borrower. Apart from this, cash loans are only eligible for borrowers who have acquired an age 18 years or above and possess the UK citizenship. Active bank account acts as a mandatory measure in the loan approval as amount has to be electronically transferred into it.

Under this type of loan, the borrower can avail the amount ranging from £100 to £1500 for a small time period of 14-31 days. The amount can be used to meet the petty cash issues such as grocery or utility bills, electricity bills, unplanned travel expenses, medical bills, car repair, small home renovation etc. But borrowers must not forget that the interest rate charged on this loan is comparatively higher than other traditional loans. So, this type of loan must be only used for meeting the urgent and unavoidable cash needs.
Borrowers with bad credit enjoy same terms and conditions when compared with good credit score. As a matter of fact, payday loans do not require credit check. Borrowers backed with CCJ’s, IVA, defaults, arrears or bankruptcy can avail this loan to meet their urgent needs.
There are many online lenders available in the financial market that renders their services. But, borrowers must make sure that they compare and contrast the loan quote to get select the best deal.

Once you start house hunting there is no doubt one of your first stops will be at a new homes website or community to see what they have to offer in the area you would like to live in. In fact, new homes have stepped up to win the hearts and minds of homebuyers for the better part of the past decade where we’ve seen an unprecedented explosion in new home construction and buying. What was once considered a luxury reserved for the rich and famous, new construction has opened the door to all price ranges and styles including luxury high-rise condominiums, townhouses, active adult communities and single-family homes.

There are a tremendous number of benefits to owning a new home including the ability to customize the home to your liking, meeting all the new neighbors as they move in and substantial savings in utility costs with new homes now being built to a higher, more energy efficient and green standard.

It’s your house. No, REALLY your house. – When you buy a resale home you are purchasing a home that someone else crafted to suit his or her lifestyle. Sometimes it’s just perfect and exactly what you are looking for but more often than not there are a few “Why did they do that?” issues with a home that you will have to renovate or remove when you move in to fit your lifestyle. When you build a new home you will be able to choose exactly what you want and where you want it so you can move in and not have to touch a thing.

Everyone else is new too! – Resale communities are great because you can see the neighborhood, how people care for their homes and everything is already established but those same benefits can prove to be cons when you are the only new neighbor on the block. Moving into a new home grants you the privilege of meeting the neighbors when they are also looking to meet new people and settle into the community. There won’t be any pre-established social circles to work your way into and you will be discovering new things about your neighborhood at the same time everyone else does.

Newer homes are more attractive when you resell. – Life happens. You might have to relocate or you make a lifestyle change a couple short years after you move in. The good news is that newer homes are more attractive to prospective homebuyers because it’s their opportunity to buy a newer home without the price premium associated with new construction. Better yet, you’ve already purchased all the appliances and upgrades for the home and many parts of the home are still under warranty making the home a great inclusive value. This will compare favorably to older resale homes that may require renovation or updating to make it livable for the modern homebuyer.

Location, Location, Location! YOU choose! – When you shop for resale homes the homes you find are obviously fixed to their current location. How many times have you seen a great resale that would be absolutely perfect if it were a little closer to the community clubhouse or offered a larger back yard for the kids to play? New homebuilders typically offer a range of model homes to choose from and you can usually place that model on a lot of your choice. Now you can have the home of your dreams in the cul-de-sac you’ve always dreamed of!

In the current market new homes may be a better deal than resale homes. – That’s right, the market shift has turned the tables. Now buyers have the market in the palm of their hands and can get some really outstanding deals on homes but you have to know where to look. Resale home owners may be willing to deal but in the past thirty days I have been able to successfully negotiate $69,117 off the asking price of a new home for a client and then shortly after located a home for another client and negotiated $91,000 off the asking price and we are still in negotiations to get even more from the builder. By the way, these home prices included upgrades! I have never met homeowners who were willing to accept a substantial reduction on the price of their home to the tune of more than $60,000. As a matter of fact, many homeowners have overpriced their homes on the market because they owe more than the home is worth and they cannot afford to go lower in price.

Buying Tip: To score a new home deal you can’t walk in and offer builders $400,000 under what they are asking for the home. Fantastic deals can be found however if you find the right buyer’s agent who specializes in new homes because their experience, relationships with builders and negotiating ability will help you save thousands of dollars.

That brown carpet and tiny kitchen? Soooooo 1970s! – Kitchen big enough for one? Small closets, shower only bathrooms and carpet everywhere? Not for today’s homebuyer! The modern lifestyle is drastically different from what it was even ten years ago and resale homes often lack the oomph and space to satisfy. Today’s homebuyer wants a bright, open kitchen with breakfast bar and high-end appliances. We now do most of our living in the kitchen! Soaking tubs in the master suite and walk-in closets are now considered standard staples of the modern home. New homes often feature these amenities as a part of their standard offering and are even starting to prepare homes for the future including the addition of whole house networking and walk-out basements that can be finished as future living space.

New homes save money with efficiency and green building techniques. – Many new homes are taking advantage of the Energy Star standard which sets forth a number of requirements that products like windows and doors must adhere to in order to achieve an Energy Star rating. In addition to Energy Star many builders are now offering green building and living options like the installation of solar panels on the roof of a home to harness the sun’s energy and convert it to electricity. If you install enough solar panels you may just have the electric company paying you for the electricity you are producing! These features are often very costly to retrofit a resale home with if it wasn’t initially built to these standards.

The next time you start searching for homes be sure to consider all of your options including new construction. When buying new construction you should take into account the fact that most new homes take approximately four to six months to build. You will also devote more of your personal time to building the home as you will need to choose home upgrades and work with your agent through the inspection and financing processes.

Happy hunting!

Plasma TV vs. LCD TV

You know you want to buy a flat-screen TV but you don’t know if a plasma TV or an LCD TV would be your best choice.

This article explains the differences between plasma versus LCD TVs, then shows you how to get the best price for a plasma or LCD TV.

Plasma TV

A plasma TV screen consists of millions of multi-colored gas-filled cells. When electricity passes through the cells they light up and produce a picture.

Plasma TV screens have a much higher resolution than tube TV screens. In fact, the picture is so clear it’s almost like watching a scene through a window.

Screen sizes range from 42″ to 65″ wide and are 3″ to 4″ thick.

LCD TV

LCD (light crystal display) TV screens are made up of a thin layer of liquid crystals sandwiched between two glass plates. When an electricity is sent through the crystals an array of tiny multi-colored pixels light up to create a picture.

LCD TV screens are thinner and lighter than plasma screens. They are the most screens for computers, and are quickly gaining popularity as TV screens.

LCD TV screens are anywhere from 1/4″ to 4″ thick and 2″ to 65″ wide.

Plasma vs. LCD Features

Picture Quality

When it comes to which type of TV screen is sharper and shows more detail, plasma TVs have a slight edge over LCD TVs, though LCD TVs are catching up.

Plasma TVs are also slightly better when it comes to viewing angle – how far you can sit to one side of a TV screen before picture quality is affected.

Screen Life

Screen life is the number of hours a TV provides before the picture begins to fade. Plasma TVs have a screen life of about 30,000 to 60,00 hours, depending on the make and model, while LCD TV’s have a screen life of 60,000 hours or more.

Plasma TVs are also subject to “burn in.” This occurs when a TV displays a still image long enough for a ghost of that image to be burned into the screen. LCD TVs do not have this problem.

HD TV

Both plasma and LCD TVs display HD (high definition) signals for a sharper, more three dimensional picture. LCD TVs, however, have a slightly higher resolution (more screen pixels) then plasma TVs.

Video Games

Plasma and LCD TVs are both great for video gaming, however because of plasma TV’s tendency toward screen burn in, an LCD TV is the better choice if you play a lot of video games.

Portability

LCD TVs are thinner and lighter than plasma TVs, making them easier to move and easier to mount on a wall.

Plasma vs LCD TV prices

When it comes to which type of TV gives you the most bang for the buck, it depends on what you’re looking for.

If you’re looking for a large-screen TV – 42″ or larger – plasma TVs are currently cheaper than than similar-sized LCD TVs. When I recently compared prices on 42″ TVs, the cheapest plasma TV was $999, while the cheapest LCD TV was $1,367.

When it comes to mid-size TVs, I couldn’t find plasma TVs smaller than 42.” The cheapest 32″ LCD TV I found was $619, while the cheapest 27″ LCD TV was $550.

Visit the http://TheSatelliteTVGuide.com to get more information, to compare prices, and to get consumer ratings for plasma TVs and LCD Tvs.
